    Before You Reach Out

    We typically provide a detailed written estimate within 24–48 hours of our initial site visit. Smaller projects (like a single bathroom) can sometimes be quoted same-day. Larger projects like ADUs or additions require architectural drawings and may take a few extra days for a complete number.

    Yes — for all permitted work, we handle the entire permitting process on your behalf. This includes preparing drawings, submitting applications to the City of Torrance (or the relevant jurisdiction), responding to plan check comments, and scheduling inspections. Permit fees are passed through at cost and included in your estimate.

    We follow California’s standard contractor payment schedule: 10% down at contract signing (max $1,000 by law for licensed contractors), then milestone-based payments tied to project phases. The final payment (typically 10%) is due only after the project passes final inspection and you’ve approved the walkthrough. We never ask for large upfront payments — that’s a red flag with any contractor.

    For most projects — yes. We take specific steps to minimize disruption: temporary kitchen setups during kitchen remodels, dust barriers between work zones and living areas, and daily cleanup. For major structural work or gut renovations affecting multiple areas, we’ll have an honest conversation about whether staying is practical and what alternatives exist.

    We’ve been building and renovating homes in the South Bay since 1980 — that’s 45+ years. Arturo Vargas founded the company, his son Miguel runs operations today, and granddaughter Sofia manages client experience. We’re genuinely a family business, not a corporate franchise.

    All workmanship carries a 1-year warranty. Structural work (framing, foundations, load-bearing walls) is warranted for 5 years. Product warranties from manufacturers (cabinets, fixtures, appliances) pass through to you directly. If something isn’t right after project close, call us — we’ll make it right, no questions asked.
